ADA curb ramps and dome plates for commercial lots.

The short answer

Lemus Concrete replaces broken and non-compliant concrete curb ramps and the truncated-dome warning plates at their foot, on commercial lots across Pontiac, Auburn Hills, Troy and Oakland County. Book a free lot walk: every ramp on the property is photographed and listed in a dated report, sorted into fix now, this year and budget for next year.

Who replaces an ADA ramp on a commercial lot?

On a private lot it is the owner's contractor, and the person who finds one is usually the property manager walking the site. When we checked on Oct 18 2026, the first ten results for an ADA ramp replacement contractor in Michigan were home wheelchair-ramp installers and a Facebook post asking who does concrete ADA ramps in Metro Detroit. Lemus pours concrete, so the ramp, the landing and the curb around it are one crew and one bid.

What are the bumpy plates at the bottom of a ramp?

They are truncated domes, also called detectable warning plates: the raised pattern a cane or a foot can feel before the ramp meets the drive. A cracked ramp often takes its plate with it, and a loose or missing plate is one of the first things a walk-through flags.

What does it cost to replace a curb ramp?

Public bids give a scale, not a price. Five contractors bid Novi's 2026 Neighborhood Sidewalk Program: a 6 inch curb ramp ran $8.85 to $12.00 a square foot and detectable warning plates $40 to $60 a foot. Those are bulk city contract prices. Your lot gets its own number, line by line, after the walk.

Questions

ADA ramps and dome plates: questions managers ask.

Do you replace just the dome plate, or the whole ramp?

Whichever the concrete calls for. If the ramp itself is sound the plate can be replaced alone; if the ramp is cracked or heaved, the plate comes out with it. The report says which, ramp by ramp.

Can you do every ramp on a property in one visit?

The walk covers every ramp on the lot, and the bid lists each one. How the work is phased around traffic is Phasing so the lot stays open: owner to confirm.

Do cities replace ramps on private lots?

No. Troy, for one, replaces public ramps at street intersections at the city's cost and selects non-compliant ramps on its own walks every year. Ramps inside a private lot are the owner's.

Where do you work?

Out of Pontiac, across Oakland County and Metro Detroit: Auburn Hills, Troy, Rochester Hills, Bloomfield, Waterford, Southfield and the towns around them.
