Commercial curbs, gutters, approaches and walks.

The short answer

Lemus Concrete replaces broken curbs and gutters, drive approaches and walks on commercial properties across Pontiac, Auburn Hills, Troy and Oakland County. Curbs and gutters are on their own published service list. A free lot walk photographs every run and sorts it into fix now, this year and budget for next year.

Why do commercial curbs and approaches break first?

They take the plows, the salt and the turning trucks. Troy's own sidewalk page says the most common problem it sees is spalling, surface damage from salt over the winter, and asks that new walks get a curing compound and no salt the first winter.

What does a city expect of a replacement approach?

Troy asks for 6-sack concrete, a broom finish, curing compound, walks 4 inches thick and not less than 6 inches at a driveway crossing, approaches 6 inches thick, and expansion strips at the back of the curb and every 50 feet of walk. A replacement over 50 square feet needs a permit and an inspection.

Who does commercial curb repair in Oakland County?

When we checked on Oct 18 2026, a masonry firm, a concrete-lifting firm and a Rochester Hills concrete site led the search. One of Lemus's own Google reviews is about a curb replacement: “Their work was done as expected and they left the site clean and their team was great to work with.”

Questions

Curbs, approaches and walks: questions managers ask.

Do you pull the permit?

Who pulls the city permit: owner to confirm. In Troy any replacement over 50 square feet needs one from the Building Department, and Public Works inspects the finished work.

Can you do the city walk and the private approach together?

Yes, on one bid. In Royal Oak, approach work cannot be added to the city's sidewalk contract and has to be contracted directly, so having your own contractor do both is often simpler.

Do you remove the old concrete?

Yes. Demolition and excavation are on Lemus's service list; the old concrete is broken out and hauled before the base is set.
