A concrete contractor that is easy to put on your vendor list.

The short answer

For property managers: Lemus Concrete sends a certificate of insurance and a W-9 on request, walks each lot for free, and delivers a dated photo report you can forward to the owner. Below is everything a vendor form asks for, answered up front, with what is still to be confirmed marked as such.

What does a property manager need from a concrete vendor?

The same things for every vendor: proof of insurance, a W-9, how fast a bid comes back, how the work is scheduled so tenants keep parking, how payment works, and someone who answers. When we read ten of the bigger local concrete and paving sites on Oct 18 2026, none had a page for property managers, and none of the seven read in full mentioned a certificate of insurance or a W-9.

How do I get a lot looked at?

Book a lot walk. One property, one walk, one dated report with photos, sorted into fix now, this year, and budget for next year. Managing twelve lots means twelve walks and twelve reports, one per owner.

Send the vendor form

The packet goes back with it.

Email the form or ask for the certificate of insurance and W-9; the walk can be booked the same day.

Questions

For property managers: questions.

Can you send the insurance certificate before the walk?

Yes, on request. Call or text (248) 224-8444, or email info@lemusconcrete.com, and say which firm and owner to name.

Do you register as an approved vendor with management firms?

Yes. Send the vendor form; the packet above is what goes back with it.

What does the report look like?

A dated PDF with the property address, a photo of each item, and three buckets: fix now, this year, budget for next year. See the sample on the Lot Condition Report page.

Do you do asphalt or sealcoating?

No. Lemus pours concrete only: curbs, ramps, pads, aprons, approaches, walks and lanes. Leave the asphalt to the pavers; the concrete in the same lot is ours.
